Boomerang Real Estate respects your privacy and protects personal data in accordance with Thailand's Personal Data Protection Act B.E. 2562 (PDPA) and, for guests from the European Union, the General Data Protection Regulation (GDPR). This policy explains what data we collect on boom-dom.com, why we collect it, and the rights you have.

2. Who We Are

One Piece Logistic Group Co., Ltd. (registration number DBD 0835567021545), registered address: 190/8 Ban Manik Village, Village No. 7, Si Sunthon Subdistrict, Thalang District, Phuket Province, Thailand, is the data controller of your personal data. We provide property rental and management services in Phuket. Contact: contact@boom-dom.com.

3. Personal Data We Collect

  • Contact details – name, phone number, email, messenger handle;
  • Enquiry details – selected property, check-in and check-out dates, number of guests, budget, message text;
  • Rental agreement data – name and surname, passport details, property address and bank details for settlements, requested at contract stage, never through website forms;
  • Technical data – IP address, device and browser type, pages visited, cookies;
  • Communication records – your message history with our managers.

No payment details pass through the website: payments are agreed and processed outside boom-dom.com.

4. How We Collect Your Data

  • website forms (enquiry, price quote, contact form);
  • phone calls and WhatsApp / Telegram messages;
  • enquiries about specific properties;
  • anonymised website analytics.

5. How We Use Your Data

  • responding to enquiries and matching properties to your request;
  • arranging and supporting your rental;
  • meeting legal obligations under Thai law;
  • sending service messages related to your enquiry;
  • improving the website based on anonymised analytics.

Marketing communications are sent only with your separate consent, which you may withdraw at any time.

6. Legal Basis for Processing

  • performance of a contract – arranging and supporting your rental;
  • legal obligation – accounting and reporting under Thai law;
  • legitimate interest – operating and securing the website, replying to enquiries;
  • consent – marketing messages and non-essential cookies.

7. How We Share Your Data

We never sell personal data. We share it only where the service requires it:

  • with the owner of your selected property – to arrange check-in;
  • with our booking management system Workflow Systems and website IT providers;
  • with messaging services (WhatsApp, Telegram) – when you choose that channel;
  • with Thai public authorities – where required by law.

8. International Data Transfers

Some of our service providers are located outside Thailand and the EEA. Where data is transferred across borders, we rely on recognised safeguards, including Standard Contractual Clauses and the PDPA's cross-border transfer requirements. We transfer only the personal data required for the relevant service to operate, and we require recipients to maintain confidentiality and appropriate security measures. Cross-border transfers do not limit the rights granted to you by this Policy and by applicable law.

9. Data Retention

Enquiry data is kept for 1 year after our last contact, after which it is anonymised: we delete the name, contact details and message, keeping an anonymised record for statistics; contractual data – for the periods required by Thai tax and civil law.

10. Your Rights

  • access a copy of your data;
  • rectify inaccurate data;
  • erase your data ("right to be forgotten") where no legal ground requires keeping it;
  • restrict or object to processing;
  • receive your data in a portable format;
  • withdraw consent at any time, without giving a reason.

Send requests to contact@boom-dom.com; we respond within 30 days. You also have the right to lodge a complaint with Thailand's Personal Data Protection Committee (PDPC) or, for EU residents, with your local supervisory authority.

11. Security

We apply technical and organisational safeguards: encrypted connections (HTTPS), restricted staff access and anti-spam protection on forms. No internet transmission is perfectly secure, but we keep the risks to a minimum.

We may update this policy from time to time; the current version always lives on this page with the date above. Material changes will be announced prominently.
